Project Overview:  
CR Equity.Ai Inc. is seeking qualified General Contractors to secure permits and manage the development of a 10-unit multifamily townhouse project located in Fairfax County, Virginia. The development will replace an existing single-family residence on a 0.49-acre lot with public water and sewer access.

Scope of Work: 
The selected contractor will be responsible for:

Zoning & Planning Coordination

  • Site plan preparation and submission  
  • Zoning compliance and approvals  
  • Coordination with Fairfax County planning authorities  
Permitting 
  • Building permits  
  • Utility permits  
  • Environmental and stormwater management compliance  
Construction Management  
  • Pre-construction planning and scheduling  
  • On-site supervision and subcontractor coordination  
  • Quality assurance and safety compliance  
  • Progress reporting and milestone tracking  
Budgeting & Cost Estimation  
  • Detailed construction budget  
  • Value engineering recommendations  
  • Transparent cost breakdowns for materials, labor, and contingencies  

Timeline  
  • Bid Opening Date: 8 October 2025  
  • Bid Closing Date: 18 October 2025 (Close of Business)  
  • Target Groundbreaking: Within 90 days of award  
  • Estimated Project Duration: 12–18 months
